Founded in 2009, Lotus Property Management is a boutique provider of luxury apartments to excellent residents. Through personalized customer service and prompt maintenance, we strive to provide a refreshing alternative to the mega-property managers in the greater Portland area.

Please be prepared to answer a few questions as part of our pre-screening practice to confirm that you are able to meet the rental requirements.

Rental requirements:

  • Only, for non-furnished apartments – proof of income greater than or equal to 2.5 times the rental rate per month and two years of satisfactory rental history.
  • A good credit score of at least 680. It is possible to still be approved with a credit score between 640 and 679 with a co-signer.
  • Pass a criminal record and a sex offender check
  • Pay a $35 non-refundable application fee.
  • Upon move in, you must also provide proof of renter’s insurance.

To be approved as a co-signer for a leaseholder you must provide:

  • Only, for non-furnished apartments – proof of three times the rental rate in income. For example, you must show $3000 in income per month to co-sign on a $1000/month apartment.
  • A credit score of at least 700
  • Pay a $35 non-refundable application fee.

The application will be immediately rejected for any threatening or elusive behavior.

We update our list of apartments as each apartment becomes available and/or as each apartment is rented. An apartment that’s available in the morning may not still be available later that same day. We will not hold an apartment for any prospective tenant without a deposit equal to one month’s rent.

Once you find an apartment that you would like to rent the next step is to submit an application for each occupant 18 years or older, a co-signer application when necessary, and a holding deposit equal to one month’s rent.

At this point, your apartment will be held while we process your application. You can expect a response letting you know if you are approved within one to two days.

If you would like to have a roommate, They will need to submit a rental application as well.

A max of two pets are allowed per unfurnished apartment. Pets are not allowed in furnished apartments. Each animal must be vaccinated, neutered, or spayed and over a year old. Each dog will be required to meet for a pet interview.

There is a $50/month fee for a cat and a $100/month fee for a dog.

We believe that every dog is a product of its training but unfortunately there are some breeds that our insurance company does not let us rent to. These breeds are Rottweiler, Doberman, Chow, German Sheppard, Staffordshire Terrier/Pitbull, American Bulldog, Dalmatian, Akita, Husky, and Great Dane. This policy also applies to any mix of the breeds listed above.

You can expect to receive an email at least one week before your move-in date, when possible. This email will include your lease, other necessary paperwork, and a list of what you will need to provide at the lease signing.

We fully comply with the Federal Fair Housing Act. We do not discriminate against any person because of race, color, religion, sex, disability, familial status, sexual orientation or national origin. We also comply with all state and local fair housing laws.

Rental Applications

One application fee is required per application. In order to hold an apartment and process your application, we need a completed application and also a holding deposit.

Holding Deposit

Lotus Property Management works on a first come first serve basis. If you are the first to submit a holding deposit equal to one month’s rent along with the application(s) and fees the apartment is yours.

If for some reason you are not approved the deposit would be fully refunded. The application fees would cover the cost of processing a background check and credit check.
